Where does Alexandria Grayson sell homes?

She sells in two markets: Louisville, Kentucky and Southern Indiana. Because she holds licenses in both Kentucky and Indiana, a single search or sale can cross the river without handing you off to another agent.

That matters when a search spans the Ohio River. You keep the same agent, the same paperwork process and the same phone number whether the house you fall in love with is in Kentucky or Indiana.

Thinking about selling? Here is what to do before your house goes on the market — and what to skip.

Is it free to talk to a REALTOR?

Yes. A consultation is information. If you're selling, that's what your home is likely worth, what you'd owe at closing, and what your options are. If you're buying, it's what you can realistically afford, what's available where you're looking, and how the buying process actually works — start to finish, especially if it's your first time. There's nothing to sign to have that conversation, and you leave knowing what your next step is either way.

How much does it cost to sell a house in Kentucky?

Four things can come out of your proceeds at closing: the compensation set in your listing agreement, any buyer's agent compensation you agree to, Kentucky's transfer tax, and your share of title and closing fees — none of it out of pocket up front. The transfer tax falls on the seller at fifty cents for every $500 of sale price, collected by the county clerk when the deed is recorded, so a $250,000 sale costs you $250. Since 2024, anything you put toward the buyer's agent is negotiated in the contract, so it arrives inside a specific offer rather than being set in advance. We run your net to seller before we list and again with every offer that comes in, so the number is never a surprise.

How much does it cost to sell a house in Indiana?

In Indiana your proceeds are reduced by the compensation set in your listing agreement, any buyer's agent compensation you agree to, your share of title and closing fees, and a state filing Kentucky doesn't require — and you pay none of it up front. Indiana requires a Sales Disclosure Form signed by both you and the buyer and filed with the county auditor; there's a $10 fee on most sales, and the auditor cannot record your deed without it. Buyer's agent compensation has been negotiated in the contract since 2024, so if a buyer asks you to cover it, it comes in as a term of their offer — yours to accept, counter or decline. You see the net to seller before we list and on every offer, so nothing lands on you at the closing table.

Who pays the buyer's agent commission?

Since the 2024 NAR settlement rules took effect, you sign a written buyer agency agreement stating your agent's compensation before I show you a home. That compensation may be offered by the seller, negotiated into the contract, or paid by you. It's agreed in writing before we start — not discovered at the closing table.

Do I need 20% down to buy a house?

No — and believing you do is the most expensive misunderstanding in home buying. FHA loans start at 3.5% down, some conventional programs start at 3%, and VA loans are zero down if you are eligible.

On top of that, Kentucky Housing lends up to $12,500 toward your down payment and closing costs, and Indiana has its own programs. They are second mortgages you repay, not grants. What surprises most people is who qualifies: on Kentucky's most common route the income limit starts at $147,350 and repeat buyers are eligible, not only first-time buyers.

Credit is the real gate, not income. See what Kentucky and Indiana actually offer.

Four questions and where to reach you. Your honest read comes back on the spot — no waiting, no phone call.

Alexandria is an excellent Realtor. Very professional, thorough, and prompt. She made the selling process easy and stress free. Alexandria was able to have our property on the market with several offers within the first week. I highly recommend her for your home buying or selling needs. And would love to work with her again.

Alex has been my realtor twice now and is amazing! She helped us buy our house in 2021 and now 3 years later sell it, finding us a great buyer in under a week and making the entire process stress free and simple. I will use her in the future and recommend her to everyone!

Alex and I connected a few years ago after she posted something about homeownership on social media. I reached out to understand what it would take to get prepared. I knew I wanted to buy a home but I was not ready. Fast forward 3-4 years later, since that initial conversation of my personal dreams - Alex began to send me information a few times a year about homes, loan specials, grants for first time home-buyers, workshops for those interested in home ownership, etc. She was intentional in her relationship building efforts and that meant a lot to me. I value people who pour into others even if it means there is no direct benefit for them to do so. I equally value women in business who don't hoard what they know and want to see you thrive as well. Contractually, she's my realtor currently BUT Alex was my realtor before she was my realtor because of how she'l operates. I felt cared about as a client at every point of the experience. If you're looking for someone who is patient, kind, resourceful, will ask the questions that you may not know to ask, will negotiate well on behalf of you as the buyer/seller - Alex is a great option for you. Most importantly, I had one thing in mind and Alex introduced me to more options through her knowledge. She helped me to make my money work in my best interest and I couldn't have had a better deal or agent to help me get there. I feel so blessed walking into my new build today with my family today as a new homeowner! Thank you to Alex for helping to make it possible!
